Steve Valdez a founding principal and testifying expert, has an advanced expertise in reviewing complex property value diminution claims. Mr. Valdez is a specialist in appraisal, litigation consulting, and expert witness testimony with a focus on complex property valuation and real estate damages. His practice has an international reach and includes a variety of detrimental conditions and high-profile properties and disasters. Mr. Valdez co-authored the Valuation of Environmentally Contaminated Real Estate course for the International Right of Way Association and has published numerous articles in legal and valuation journals. He is also a contributor to authoritative texts on the valuation of detrimental conditions in real estate.
Some of Mr. Valdez's notable past assignments include the South Coast Plaza in Costa Mesa, CA; the Flight 93 Crash Site in Shanksville, PA; the Lakeside Aggregate Mining Site in Lakeside, CA; the Clark County Regional Justice Center and Harmon Avenue Extension in Las Vegas, NV; the Mountain View Corridor in West Jordan, UT; the South Fraser Perimeter Road Landfills in Vancouver, BC; and the proposed Beachfront Luxury Resort in Tulum (Riviera Maya), MX.
Mr. Valdez has also served on various committees, including as a speaker for the Southern California Chapter of the Appraisal Institute 2014 Litigation Seminar and as Co-Chair of the Southern California Market Trends Seminar Appraisal Institute (2006 to present). He has authored publications such as "Valuation Issues Linked to Perfluorinated Chemicals" for Environmental Litigator (February 2018, American Bar Association) and "Eminent Domain and Condemnation: Who Pays for What?" for Environmental & Energy Litigation (Spring 2011, American Bar Association). Mr. Valdez is a California Certified General Appraiser (AG028072) and holds a degree in Business Administration with a finance focus from the University of Southern California, where he was a Marshall Scholar at the Marshall School of Business.
